A
breathtaking, once-in-a-lifetime opportunity to own a
spectacular ocean view lot just minutes south of San Juan
del Sur. Dramatic views of the Pacific ocean, the bay
of San Juan del Sur, and south to Costa Rica. The dream
spot to build a tropical vacation home or to buy and hold
for appreciation. Homes built here will be some of the
most sought after in Nicaragua.
Homeowners
will be able to sit on their patio drinking margaritas
and watch the cruise ships as they head north and south
and dock into the bay at San Juan. Property prices along
this stretch have already increased dramatically and future
appreciation prospects are very strong.
Nicaragua
is a nation undergoing dramatic change. We all recall
the images of a war-torn country filled with civil strife
and constant violence, but today Nicaragua is a country
renewed and poised to attract a new breed of trendsetters.
Newport Beach. St. Tropez. Acapulco. The French
Riviera. All were once the figment of someone’s imagination.
Today
they are the epitome of glamour and leisure. Since the
eighties, Nicaragua has passed peacefully through three
democratic changes of power and today is a constitutional
democracy that respects human rights. According to the
U.S. State Department; nowhere in the hemisphere is the
political transformation and expansion of democracy better
exemplified than in Nicaragua. The economic prospects
and its relations with its neighbors have changed positively
in a very short time. With
all of her current progress, Nicaragua however remains
virtually unknown by mainstream travelers, hotel chains,
and international investors. North Americans and
Europeans looking to retire or build warm-weather second
homes have been buying land in Mexico and Costa Rica for
decades. Belize followed suit and became the next Central
American hot spot. In those areas real estate prices have
escalated many times with the increasing demand. As Nicaragua’s
undeserved stigma is being pierced by reports from the
increasing number of foreigners who are traveling and
expatriating there, Nicaragua is becoming the next land
of opportunity.
A
very large population of "baby boomers" in the U.S. controls
unprecedented wealth. This group is just entering retirement.
Their demand for affordable beach property and diverse
vacation spots is expected to by itself drive the success
of this project.
The
very recent success of another large residential real
estate project in Nicaragua, also on the Pacific Coast,
points out how Nicaragua’s stability and tax incentives
are beginning to attract this huge market. Nicaragua was
chosen as the location of this investment because Paradise
Development Holdings, Ltd. (PDH) believes that the country
is in the early stages of a rapid escalation in real estate
valuations. Paradise
Bay, with its spectacular oceanfront location, will become
one of the premier, gate-guarded residential communities
in Nicaragua. It will attract those individuals seeking
the highest standards by virtue of its unique combination
of beach location, excellent access, upscale homes, and
proximity to Nicaragua’s leading port of call.
The site purchase was consummated in December 2001.
Since the project is young and in a very fluid state,
a final master plan is incomplete and will pass through
many stages as it progresses. For a tour of this property,

info@pacificcoastparadise.com PDH believes that early
participation entry into this project presents an extraordinary
opportunity for superior Profit potential. Over the
past decade or so, Central America has become one of
the most popular locations for North Americans and others
seeking a warm winter destination. The recent success
of places like Costa Rica, Belize, Panama, and Honduras
has attracted vacationers and second homebuyers in great
numbers. The FOX television show "Temptation Island"
added another dimension as millions of viewers from
around the world witnessed the beauty of this region.
With the increased demand for prime ocean view property,
and the escalating values of real estate in these countries,
it was just a matter of time before Nicaragua’s success
began. The general project approach is to build in phases,
beginning with the cutting in of roads, then bringing
in utilities, and finally the marking in and surveying
of the 140+ home sites.
Site Location: The
property is situated one mile south of San Juan del
Sur on over 100 acres of rangeland, including over 300
meters of Pacific Ocean frontage on the west. The north,
east, and southern boundaries are bordered by undeveloped
open space. The average depth of the property is about
540 meters. The property is elevated, overlooking a
small rocky out cropping and across two small sandy
beaches. The property boasts spectacular views of Costa
Rica, San Juan del Sur and beyond. The property is ideally
situated a short 15-minute walk from the restaurants
and stores in San Juan yet totally secluded from any
of the noise associated with living in town. Cruise
ships moor slightly north of the property offering interesting
conversation pieces. Only a small amount of significant
areas of undevelopable extreme slope exist on the site.
Due
to the sites location southwest of Lake Nicaragua and
the prevailing winds, there is a low incidence of mosquitoes
and sand flies compared with the Caribbean tropics.
The climate consists of two seasons, a relatively dry,
warmer summer extending from December through May, and
a slightly cooler, cloudier winter season from June
to November. Typically the only period of long, heavy
rains is from mid September to mid November. When the
temperature in the southern U.S. is in the 90s and 100s
during the day in the summertime, the temperature at
the project site will typically be in the 80s. The generally
favorable weather and constant warm water contribute
to a possible year-round tourist season.
