it was just a matter of time before Nicaragua’s
success began. The general project approach is to build
in phases, beginning with the cutting in of roads, then
bringing in utilities, and finally the marking in and
surveying of the 140+ home sites. |

We
began making improvements to the project site in the spring
of 2004 with the initial road construction running from
behind the church in the town square to the southern most
point of the property. Some portions of the road are now
paved with high-quality inter-locking pavers that will
be standard where all hard surfaces are called for. We
are currently bringing in underground electricity, which
will set new standards of development for the area. |

wells have been drilled and storage tanks will be situated
underground throughout the community and completion is
anticipated late winter 2006. We have begun construction

Location: The
property is situated one mile south of San Juan del
Sur on over 130 acres of rangeland, including over 300
meters of Pacific Ocean frontage on the west. The north,
east, and southern boundaries are bordered by undeveloped
open space. The average depth of the property is about
540 meters. The property is elevated, overlooking a
small rocky out cropping and across two small sandy
beaches. |

property boasts spectacular views of Costa Rica, Paradise
Bay, San Juan del Sur and beyond. The property is ideally
situated a short 15-minute walk from the restaurants and
stores in San Juan yet totally secluded from any of the

Due
to the sites location southwest of Lake Nicaragua and
the prevailing winds, there is a low incidence of mosquitoes
and sand flies compared with the Caribbean tropics. The
climate consists of two seasons, a relatively dry, warmer
summer extending from December through May, and a slightly
cooler, cloudier winter season from June to November.

| Typically
the only period of long, heavy rains is from mid September
to mid November. When the temperature in the southern
U.S. is in the 90s and 100s during the day in the summertime,
the temperature at the project site will typically be
in the 80s. The generally favorable weather and constant
warm water contribute to a possible year-round tourist
season. |
| Foreign
travelers will access the site via Managua’s recently
upgraded airport, Aeropuerto Internacional (MGA). From
the United States nonstop flights exist from Miami and
Houston; there is direct (intermediate stops, no plane
changes) service from Dallas and Los Angeles. The project
site is an average drive of about two hours from Managua’s
airport along good quality paved highways. |
